What stands out

  • Inventory is tight everywhere. Even Franklin, the largest town on the list, has only about three dozen single-family homes on the market. In Millis and Medfield, buyers are choosing from roughly 15 homes each.
  • Medfield carries the premium. At about $432 per square foot, Medfield asks the most per foot of the nine towns, roughly 25% more than neighboring Millis.
  • Bellingham remains the value entry point, with an average asking price under $600,000 and homes starting in the low $300s.

Spotlight: Millis

Millis sits between Medfield and Medway and offers something buyers increasingly want: a small-town feel with commuter rail access in neighboring towns and quick connections to Routes 109 and 115. Today's Millis listings run from about $500,000 for older homes to $1.7 million for newer construction, and several homes on the market were built within the last few years.

From a value standpoint, Millis is interesting. Homes here are asking about $345 per square foot, well below Medfield next door and in line with Medway and Franklin. Buyers priced out of Medfield are finding more house for the money in Millis, which helps support values over time.

The big story: a renovated Middle/High School

The most important development for Millis home values is the Middle/High School building project. In October 2025, the Massachusetts School Building Authority approved a project scope and budget of about $125 million, with roughly $67 million in state reimbursement. The plan keeps most of the existing building and adds a new two-story middle school classroom wing and a new gymnasium. Millis voters approved the debt exclusion to fund it in December 2025, and the district held a community forum on the project in June 2026.

The town estimated the cost at about $916 per year for the average single-family home. For homeowners, that is a real expense. It is also an investment buyers notice: school facilities weigh heavily in many buyers' decisions, and a major upgrade tends to support demand and resale values for years.

Millis Public Schools describes itself as the only grade 1-12 Spanish immersion district in Massachusetts, and Millis High School earned national and local recognition for student performance this September.

What the Select Board is working on

  • Housing and sewer capacity: The Select Board's FY28 goals include pursuing affordable and senior housing options and investigating increases to sewer capacity. Sewer capacity largely determines how much new housing and commercial development the town can support.
  • Water and sewer rates: A rate hearing was continued at the September 14 meeting, so any change is still pending.
  • Roads, sidewalks and town government: Continued investment in roads and sidewalks is a stated goal, and the board has discussed forming a charter commission to review the structure of town government.
  • MBTA Communities zoning: Under the state's MBTA Communities law, Millis must allow multifamily housing by right for at least 750 units. How and where that happens will shape the town's housing mix over the next decade.

Our take for buyers and sellers

Sellers: With only about 15 homes for sale, well-prepared Millis homes face little direct competition. Price to the most recent comparable sales, not to the highest list price in town, and you are likely to see strong interest.

Buyers: Millis offers a lower price per square foot than Medfield with a major school investment underway. Factor the school project's tax impact into your monthly budget, and be ready to move quickly when the right home comes up.
